Things That You Should Consider While Taking Mobile Home Loans
Wednesday, June 23, 2010
Do you want to take a mobile home loan? If the answer is yes, then you should consider few things before taking a mobile home loan. This article highlights 5 things that you should consider while taking mobile home loans or manufactured home loans.
Things that you should consider:
Here are the few things that you should consider while applying for mobile home loans.
Shop around: You must not take mobile home loan from the first lender you meet. Before taking a mobile home loan, you should shop around. You should compare the interest rates charged by different lenders. You should take the loan from that lender who offers you lowest interest rate on the loan. This will help you to save a huge chunk of money.
Grow roots: Manufactured homes are financed with either a traditional mortgage or a personal property loan. A mortgage is more appealing option, as it's cheaper than a personal property loan. However, a lender will offer you a mortgage only when your situation resembles that of a traditional home buyer. For that you have to remember two things – the manufactured home has to be permanently attached to a land and the financing has to be secured by combining the value of the home and land.
Understand devaluation risk: Manufactured homes don't hold their value like traditional homes. So if you’re planning to finance the home and not the land, then a shorter loan term will be less risky. You should opt for longer loan term when you're financing both the manufactured home and land.
Have money for down payment: Before applying for mobile home loans, you should save a considerable amount of money for making the down payment. Having some money to pay for down payment is very important before you take the loan. The more money you can put down, the more possibility your loan gets accepted.
Improve your credit score: Make sure that you have a decent credit score before applying for mobile home loans. You should order a copy of your credit report and scrutinize it. You should clean the bad marks from the credit report as soon as possible. Make minimum payments towards all of your accounts on time.
These are the 5 things that you should consider before taking mobile home loans or manufactured home loans.
Review: As Seen On TV - Heats up The Summer
Tuesday, June 22, 2010
Thanks to some great As Seen On TV products,I will now have the opportunity to have my very own delicious blueberries this summer and some wonderful super size tomatoes!
The tomatoes are said to will produce up to 180 Pounds of SuperSize Tomatoes
Both plants came with soil and all ready to plant. The tomatoes were seeds with soil and the blueberries were actual trees.
We actually have wild blueberries that grow in our area but one always has to take a drive to get to them and fend off mosquitoes in the area.. It will be so nice to have them in my own back yard.
I also received some 1050 binoculars with special spy scope.
The binoculars will be great for this summer's vacationing, sporting events or plane watching. They really are great for the price they are.High powered and well made. They're quite a bit better than the typical budget buys you'd usually find.
Order them and your package will include:
• Optic 1050 Power Binoculars
• Padded Carrying Case With Shoulder Strap
• Travel Binoculars ($50 Value) (FREE Bonus, just pay S&H)
• Spy Scope ($25 Value) (FREE Bonus)
Review: CSN Stores : Food processors and so much more
With over 200+online stores, you can't say you can't find almost anything you need. CSN Stores carries everything from dining room tables to furniture, to pet items. I have ordered myself a food processor which I can't wait to use, from their cookware store.
Although I have a blender and I have a food chopper, a food processor would do me more good for all the food prepping I would like to use it for. Buy on sale, process, and freeze- sounds like a plan.
And be sure to check out all their cookware currently on sale.
Got Gas? How to Save Money at the Pump
Gas prices are quite high again, and summer means road-trips, weekend excursions, etc. Here are a handful of tips from Esurance that will help you get the most out of your car, for the least amount of money:
1. Drive Less - It's good for you, the environment, and your car
* Walk, bike, or roller blade to make short trips in your neighborhood! It’s healthier for you, your pocketbook, and the planet.
* Start a carpool with your coworkers to relieve the expense and stress of long commutes.
* Use public transportation; try taking the bus, subway, or train to work. You'll get your summer reading in!
2. Drive Smart - Increase your gas milage
* Clean out your trunk. Drop off those miscellaneous things and increase your fuel efficiency!
* Use your car's overdrive at high speeds (found on 5-speed manual transmissions and some 4-speed automatic transmissions). Overdrive allows the engine to operate at a lower rpm for a given road speed.
* Accelerate and break slowly. Both actions save fuel.
* Turn off your engine when you're trapped in a long line or waiting somewhere. Idling wastes much more gas then restarting your car.
* Roll up your windows and use your air vents. Driving with your windows up reduces the amount of drag on your vehicle, increasing engine efficiency.
3. Drive Slower - Ease off the gas pedal and save gas
* Increase your gas mileage by up to 15 percent by traveling at 55, rather than 65 miles per hour. According to The Union of Concerned Scientists, dropping from 70 to 60 mph improves fuel efficiency by an average of 17.2 percent, while dropping from 75 to 55 improves fuel efficiency by 30.6 percent! Time is not exactly money. On a 300-mile trip, driving 70 instead of 65 mph would only save you 20 minutes.
4. Drive a Fuel-Efficient Vehicle?
* Chose a more fuel-efficient vehicle the next time you're car shopping (or if you're a two car family, take out the more efficient one!). You could save hundreds of dollars a year on gas. Every gallon of gas your vehicle burns puts 20 pounds of carbon dioxide into the air. Just think— a car that gets 25 miles to the gallon will produce about 15 tons less carbon dioxide in its lifetime than a car that gets 20 miles to the gallon. To find out which vehicles are the most fuel-efficient, check out these resources: http://www.fueleconomy.gov + http://www.edmunds.com
5. Drive a Fine-Tuned Machine - Increase your engine's performance
* Get your car serviced regularly with special attention to your fuel, ignition, or emission control systems.
* Change your oil and your oil filters regularly; keep tabs on your transmission fluid. Oil and transmission fluid help your engine run smoothly.
* Replace worn spark plugs and bad brakes. Both can contribute to lower gas mileage.
* Make sure that your tires are properly inflated and aligned for better performance. Check your owner’s manual for specific tire pressure and rotation recommendations.

Money Got You Down… Feel Better Now
Sunday, June 20, 2010
Trapped… Frustrated... Overwhelmed... Drowning… Powerless...
These words are what many use to describe their feelings toward money right now. Everywhere you turn there are stories of people going under, losing more than just their jobs or homes but losing hope as well.
It’s been tough to feel good about finances lately, but it is possible. You can begin right now to let go of the debilitating anxiety, turn around fearful thoughts of impending disaster, and instead allow feelings of hope and freedom back into your life.
The first step is to stop believing you’re a victim. In any situation you have a choice. Though the options before you may not be the best, you still have a choice. If you’re one of many families facing foreclosure or eviction, you may be thinking you have no choices, but you do. It may sound harsh, but you are choosing to eat over paying your mortgage. You are choosing to move out and find something more affordable. When you stop saying ‘there’s nothing we can do’ and instead decide ‘it’s not what I want, but this is what we are doing’ you begin to feel in control of your life once again. And that control is empowering, something many are desperate to feel.
Secondly you must remember that you are still good enough. Men who have lost income and can no longer maintain a past lifestyle tend to feel they are failures. They feel they have no worth as husbands and fathers unless they are able to provide for their families. Women facing tough financial choices also feel like failures in that they cannot create the home they feel their families deserve. Many believe everything is ‘all my fault’ and carry the tremendous burden of guilt and shame over the circumstances they find themselves in. They berate themselves, saying things like “you always do this”, “Nothing ever works out”, “You are so worthless”, “Look at the mess you’ve gotten us into” or worse. While it’s true that your choices may have been the best in regard to money management, you were doing the best you could with what you had. You can’t change the past, but you can create a new future. In order to do that you must identify then change the patterns that got you here in the first place. Beating yourself up isn’t going to help you do that. Forgive yourself for the ‘mistakes’ you’ve made.
When working with clients who feel they have failed, have no worth or hate their lives, I often ask them what they would say to a small child who had just failed. Would you really remind them over and over how worthless, useless and dumb they are? Or would you wrap your arms around them, encourage them and help them do better next time? I hope you would love them, and now I’d like you to imagine encouraging yourself in the same way. You are still good enough. You are good enough to be loved, you are good enough to have a wonderful job and beautiful home, and most importantly you are good enough to be happy. You’ve punished yourself enough, it’s time to let that go. “I am still good enough”. Try it now and see how it feels.
Lastly, love your money! It never helps to feel bitter and resentful, so love the money you do have. Thank it and yourself for all the bills you can pay, the food you are able to buy. I know it’s difficult to see the good when there is so much we feel we are lacking, but being sad isn’t going to change it.
I wish there were magic recipe to bring resounding joy to everyone’s lives, but in truth I think the most any of us can hope for is to feel better. Every day, working to pull yourself up one thought at a time until you feel that blessed release, when the anxiety or fear abates, and you can relax a bit
Empower yourself. Money is only a tool. It does not control your life, you do. Take back that control by owning your choices and caring for yourself enough to create something better. Remember you are only a victim if you believe you are. Love your money and love yourself. It’s ok to be where you are right now, and it’s also ok to start to feel better.
As always it is my goal to help uplift, inspire and heal other’s lives.
