If your new home has an old system with aging, inefficient appliances, it could be very expensive to run your heat and AC. Here are three things that you should do to make sure your HVAC is running efficiently.

Have an HVAC Tech Look at Your System

It is always smart to have an HVAC pro come to your home to help figure out your system. Often, the tech will look at your system, check the key components and give it a clean bill of health. If you are lucky enough to have an HVAC system that is perfectly efficient and functional as is, you can thank your lucky stars. But it is more likely that at least a couple of components will need some sort of maintenance or repair.

The furnace and condenser unit are the most important and expensive parts of a central HVAC system. You will want a certified tech to look at them closely to see if they need to be repaired or replaced.

Replace the System If Needed

If your HVAC tech suggests investing in a new furnace, air pump, or condenser, make the upgrade as soon as possible so you can start to see the benefits. It is not always a bad thing if your furnace or condenser units need to be replaced because it might give you a chance to update with an energy-efficient, money-saving unit. For instance, a new furnace with an Energy Star label can save you nearly $100 each year. This means that your investment will eventually pay for itself.

Keep up the Maintenance

Once you move into your new home, you will need to continue the proper maintenance of your system. First of all, changing your furnace filter is a simple job that doesn't require any tools or HVAC know-how. Basically, you pull out the old filter and put the new filter in its place.

You also should keep the condenser covered during the winter and clean it before you use it in the summer. If the new condenser doesn't have a cover, you can buy one. Covers cost less than $50 and will protect the thousands of dollars you have invested in the condenser unit.  

Cleaning the condenser is a simple job that you can do as long as you have a hose with decent water pressure. Simply spray down the outside walls of the condenser to rinse to dirt out of the coils. The coils work better when they aren't clogged with dirt and leaves. If the previous homeowners didn't properly maintain the condenser, you might need some cleaner to help break down years of dirt buildup on the coils.
